Converting an existing office building into a 100,000 SF state-of-the art biomedical testing/R&D facility is a complex task in the best of circumstances. Doing so within the extremely aggressive timeframe required to meet Bayer's Diagnostic's move-in date presented a significant additional challenge on this project. RDK designed and monitored construction of all MEP/FP systems for the new facility, which contains 20,000 SF of biosafety level II laboratories, as well as administrative offices, conference rooms, training facilities, and a cafeteria, within Bayer's demanding 9 month schedule.
The existing building systems infrastructure had to be extensively modified to meet the facility's specialized and exacting new requirements, including addition of new emergency, life safety and UPS power systems; room pressurization; strict temperature and humidity control; central deionized water and acid waste treatment systems; ventilation systems for fume hoods and biosafety cabinets; and distribution of 15 different compressed biological gases for availability at all laboratory benches.
