Commissioning of Facility Management

RDK is a leader in the "commissioning of facility management" field.  Our 21st century approach to establishing sustainable building management will change how a building is turned over to an owner at the end of a project.

The "Iceberg Theory" recognizes national benchmarks which state only 20% of the building cost over the life of the building is in first cost. The other 80% is in the operation, maintenance, and rejuvenation costs of managing a facility over its lifetime.  Since 2002, RDK has commissioned over 4 million square feet of building space.  We have provided sustainable, life cycle management through the application of computerized maintenance management software (CMMS), bar coding, handheld computer technology, and CAD layering standards for facility management.  This commissioning approach is what separates us from all other commissioning firms. 

Our Building Solutions Group begins to closeout a project starting in the design phase so that the facility manager has a CMMS work order system commissioned and functioning on Day-1 of occupancy along with bar coded equipment, panels, valves and rooms.  We understand building management needs and provide the expertise to facilitate the use of business tools needed to efficiently and cost-effectively operate and maintain buildings.   

CMMS - The Cornerstone to Facility Management

With no allegiance to any specific software provider, RDK works with facility management personnel to obtain or expand a CMMS system to meet the owner's needs.  Our expertise is in creating and coordinating electronic databases to accommodate work orders, bar coding, links to equipment websites, links to electronic documents (i.e. RDK tablet computer assessment checklists and commissioning documents), and asset management.

From CMMS data output, we can value-engineer work order efforts to fit a building operator's annual preventive maintenance budgets.  Another advantage of data output is to competitively solicit service contract bids for that work which won't be performed in-house by mechanical or electrical technicians.  Estimate man-hours and suggested organization structure can be determined from CMMS systems and RDK has the expertise to assist as an independent adviser.
