285 Columbus Lofts

Originally constructed in 1924, ADD Inc and RDK were hired to convert the 106,000 square foot office building bordering the Back Bay and South End into 65 luxury loft-style condominiums with 10,000 square feet of retail space on the first floor. RDK was hired to upgrade the building’s existing mechanical, electrical, plumbing, and fire protection infrastructure to accommodate the buildings new usage. With nine different condominium configurations, RDK was also given the task of designing systems to accommodate the variety of layouts. Upgrades included new water source heat pumps, cooling tower, relocation of risers, stairwell pressurization system, elevator exhaust, new emergency roof mounted generator, and renovation to existing sprinkler and fire alarm systems. By converting 285 Columbus Avenue, the design team was able to take this older building and bring new life to it and the surrounding neighborhood.
