
Bingham McCutchenWhen Bingham McCutchen moved from 150 Federal Street to One Federal Street, it marked the largest law firm relocation in Boston’s history. Moving to 315,000 square feet of space on 13 floors of private offices, a full-service kitchen, dining room, 40 conference rooms, and a multi-purpose room was no small task for the design team of Lehman Smith McLeish and RDK. Due to the long work hours that many of the Bingham lawyers maintain, the firm was able to negotiate a lease with the building's owner to keep the HVAC systems running until 9 p.m. every night versus the standard 6 p.m. In order to offset the cost incurred by the landlord to keep the systems running the extra hours, Bingham agreed to reduce their energy use in other ways. Since the majority of the space is made up of private offices, automatic lighting control systems were used to shut off lights in unoccupied areas. RDK took this same idea and applied it to the HVAC system so it would go to an unoccupied mode when an office was not in use. Doing this helped Bingham cut their HVAC cost by 20-25%. Other sustainable features, such as the use of low flow fixtures, has helped save 300,000 gallons of water annually. |
