C&J Clark America New Headquarters / Office Building

Footwear maker C&J Clark America decided to relocate its operations from Newton Lower Falls to the former Polaroid building on Route 128 in Waltham. The four-story facility houses numerous shoe function areas such as showrooms, workshops, design and marketing, retail, and wholesale business support functions. It also includes mostly perimeter open offices and enclosed interior offices to maximize daylight, a fitness center, cafeteria and data center.

RDK provided MEP/telecom/AV/security design for the tenant fit-out of 120,000 SF for the new headquarters. In addition to interior upgrades, the exterior was also completely redone. Exterior improvements included new high-efficiency windows, roof window monitors to bring light into the large interior space, and a new three-story atrium entrance.

One of the challenges of the project was to fit new high-efficiency MEP systems into the existing structure without compromising space. Design included an open-ceiling concept with exposed flat oval ductwork, which saved 16” of valuable ceiling space. Connected to the ductwork are parallel fan boxes powered with ECM motors to save fan energy. Two new 120 ton gas fire rooftop units with variable speed drives were installed on the roof. All LED lights were used, with a lighting power density of .64 watts per SF, to maximize lighting efficiency. It was tied to a state-of-the-art lighting control system. The hot water is generated by 95% high-efficiency gas-fired boilers and the hot water is delivered via hot water pumps with variable speed drives to save pump energy. The HVAC controls system is Direct Digital Controls, feeding all the fan powered units and offering optimized start stop control for energy-efficiency.

A standby diesel backup generator was installed to keep the data center active in the event of a power outage. It also provides back up power to the data center cooling which operates 24/7 and is completely independent from the rest of the building. The data center was turned over four weeks in advance of the rest of the project for testing and implementation of the new equipment.
